Renovation of a villa from 1962
A 2025 project
The design addresses the gradual renovation of a villa from the 1960s, a typology that appears in various modified forms within the surrounding area. The reconstruction is divided into three phases, with the possibility of concluding the project at any stage without the need to proceed with subsequent ones. The main objective is to modernize the spatial layout, improve the building’s technical and energy performance and at the same time preserve the essence of its original architectural character. The first phase includes modifications to the basement and ground floor, thermal insulation of the façades, replacement of building envelope elements, new exterior finishes and the creation of parking spaces. The second phase, envisaged approximately ten years later, considers the conversion of the attic or the addition of an extra above-ground storey, without conflict with the interventions carried out in the first phase.
The proposal retains the original building footprint and the primary structural system with a central load-bearing wall, while optimizing the interior layout in accordance with contemporary standards. Relocating the staircase to the center of the plan enables efficient vertical connection of all building levels. Window openings follow the original façade rhythm but are enlarged to ensure adequate daylighting of the interior. The design also includes modifications to the site access, parking arrangement, terrain modeling and improved access to the garden.
The technological concept emphasizes energy efficiency, the use of high-quality building components and preparation of the building for future technological upgrades.
