villa žamberk
Family villa design
Project 2026
The historic development of the Draha locality followed the street alignment and was characterized by elongated buildings with pitched roofs. More recent development has gradually departed from the street frontage, responding to the site’s topography through larger building volumes and a greater diversity of roof forms. Terraces and retaining walls, which help accommodate the sloping terrain, have also become defining features of the area.
The proposed villa is situated on the northeastern edge of Žamberk, set within a southwest-facing hillside that offers valuable views of the town’s historic centre. The house, designed with flat roofs, is oriented perpendicular to the natural slope. The main residential volume and the garage are conceived as two distinct architectural elements connected by a central circulation spine that opens onto the garden at both ends. This arrangement reduces the perceived scale of the building and relates it to the finer grain of the original surrounding development.
The ground floor accommodates the main living area, a guest room and service spaces, while the upper floor is dedicated to the private family quarters with bedrooms. The spacious garage provides ample room not only for vehicles but also for the storage of sports equipment, garden tools and other household necessities.
The main terrace is located on the southwest side of the house and is partially sheltered by a lightweight pergola. This structure provides shade to the living spaces while preserving unobstructed views of the surrounding landscape. The study and home gym are protected from overheating by deeply recessed windows and a covered walkway, which also ensures privacy for the guest room. The upper-floor bedrooms are accessed from a central hall that overlooks the living room through the open stairwell. This hall can serve as a playroom, a shared family space, or a generous anteroom to the bedrooms, offering panoramic views of the surrounding landscape.
